THE ADVANTAGES
The buyer:
-has the choice of an apartment in the building (floor, geographical location ...) according to availability
-may sometimes modify the layout, choose indoor materials (tiles, paint ...)
-take advantage of sollicitor fees : 3% instead of 7% for existing property transactions
-dispose of a new property without doing jointownership renovation for several years
GUARANTIES
The VEFA contract is regulated by the law of 3 January 1967.
It especially provides for :
-the total completion guarantee, valid for 1 year, and concern recorded irregularities upon delivery of the building during the first year
-the guarantee of good functioning, valid 2 years, and concerns any hidden vices in equipment directly considered part of the body of the building
-the 10 years guarantee which covers damage liable to weaken the solidity of the building or the use for whiche the building is intended
It's the most comprehansive protection contract for the buyer.
We also provide a bank guarantee.
The signing of the sales contract is preceded by a reservation contract in which we offer ferm prices.
The reservation contract must include the following documents and informations :
area plan
living area and outbuildings (cellar, car park....)
technical description of equipment
date of signing for certified act
price
Terms of delivery
security deposit sum
