WHAT ARE THE FUNCTIONS PROVIDED BY THE SERVICE BSG?

• To organize general meetings.

• Send the convocations accompanied with all the appendices to be passed on asserting a complete management.

• Prepare the budget of the co-ownership.

• Launch the appeals of loads and the demands of reserve.

• Order works voted in general assembly.

• Sign maintenance contracts and insurance.

• Manage staff of the building.

• Maintaining registers of minutes, plans of equipment, maintenance contracts...

• Keep the accounts of the co-ownership (revenue/ expenditure...).

• Enforce the rules of ownership.

• Represent the co-owners association in the actions of justice.

WHAT YOU SHOULD KNOW :

• The status of the co-ownership is governed by the law of 10 July 1965 and the SRU law which govers the management of condominiums and function of the managing agent.
• The Building in condominium is characterized by its division into lots summarized in the description division stating the "lot" number, the location nature, the share assigned to each property to give a comparative value, which is essential in the distribution of votes of each co-owner.                                 
• - Any co-owner is owner of a share of buildings composed of indissociable manner:                                
• - Private parts (housing, garage...)
• Share of co-ownership of common parts of the building (floor, courtyard access, roof...)
• Each co-owner as soon as his purshase becomes a member of the co-owners association.

The labor union of the co-owner is a legal entity that makes decisions for, according to the regulations, the maintenance and preservation of the building.

The co-owners association must meet at least once a year during a General Assemnly to vote the budget and make the necessary decisions. In case of urgent work the managing agent may convene the entire of co-owners association in extraordinary general assemly.

- A management agent presents its application under the shape of a contract of management agent or he exposes his missions and correspondings fees.

- A co-ownership regulations defines the organization of the co-ownership, how to use these parts and load distribution. It is required from each owner.

THE GENERAL ASSEMBLY...

A convacation will be sent prior to the General Assembly to every co-owner dated, signed and name specific specifying the agenda.

Important: We can deliberate on subjects only if they are included in the agenda.

Enclosure:

• Account for icome and expenses the past year.
• State of the debts and the claims.
• Cash flow situation.
• Estimated budget.
• Project of the co-ownership.
• Every co-owner can ask to the management agent to register one or several questions on the agenda within 6 days deducted from the next day of he reception by registered letter with accused of reception.
• The management agent will have to announce this complement in the agenda to the other co-owners within 5 days minimum before the general assembly.
• The co-owners who can not be present can be represented by another person.
• In the beginning of the general assembly, the co-owners sign an attendance sheet allowing to confirm the voices present or represented on all the percentages of a co-ownership.

Then, they elect a chairman who is going to drive and watch the good progress of the debates and over the votes.

The decisions are voted according to the indication of the necessary majority registered following every resolution of the order of day.

So will be voted for the greater part by the article 24, by the article 25 or by the article 26 following the engaged decisions.

After the general assembly, the statement is sent in 2 months to all the co-owners.

The absent or opposing co-owners can dispute the decisions taken in general assembly within 2 months according to the reception of the statement.
